As an expert Marketer and Real Estate Broker for 20+ years, one of my biggest frustrations is the influx of agents into the Chattanooga real estate market with zero marketing knowledge. Even real estate agents who have been in the business for a very long time seem to be lacking an true marketing expertise that would benefit their Clients tremendously when they sell. Or they just don’t feel as if they *need* to market homes.
INSTEAD we’re seeing agents who will simply list your home on the local multiple listing service, put a lockbox on the front door and hope for the best. Most don’t often host Open Houses. They claim “Open Houses don’t work”. Well…not if you don’t market them.
Dear Sellers: You deserve better.
Even in a strong Chattanooga Sellers Market, additional marketing will help you reach the highest sales price possible.
Humor me.
Consider this scenario. The real estate market is booming and homes are selling within hours. So let’s just list on the MLS, open the doors for a few hours and walk away with a sale. Right?
Well, you can do that.
OR, you can list your home as a Coming Soon for 10 days prior to going Active on the MLS AND accompany that listing with digital media AND reach out via email prior to the Listing officially becoming active.
By the time you fully activate the Listing of the home, your interest would skyrocket because you’d be reaching so many more potential buyers vs just listing the property for a couple of hours.
And in slow markets, expert marketing is even more important.
Please don’t settle when you hire a Listing Agent. I strongly encourage every Seller to request the Agent’s Full and Detailed Marketing Plan for exactly how they’re going to market your home above and beyond the Multiple Listing Service.
