The Chattanooga Real Estate Market has changed dramatically from 2024 to 2025. The downward turn in Consumer Confidence combined with the steady mortgage rates has left many Buyers on the sidelines waiting to purchase. This has resulted in a dramatic increase in home inventory year over year.
Chattanooga is now seeing a 33% increase in homes for sale from June 2024 to June 2025. While Buyers may be rejoicing, it’s not a real positive across the board because real estate is always at the forefront on the overall economy. And sluggish home sales means a more sluggish economy overall. Consumers have pulled back on spending due to the volatility of the economic indicators and the continued reporting of layoffs.
So what does that mean for residents of Missionary Ridge?
We are seeing a much longer sale cycle now for homes in Missionary Ridge …. and lower prices. In 2024, homes sold in less than 30 days. In 2025 that number has increased to 90 days. And home values are decreasing. Part of this is due to the fact that several homes have been sold below market value. That pulls down values for everyone, unfortunately.
So, in 2024, the price per foot was well over $200. Today the price per foot is $160. A dramatic downtown.
The average home sale value now in Missionary Ridge is: $503,000. Again a much lower price and value than we were seeing in 2024. One of the biggest drivers of this lower value is several sales selling at undermarket pricing. Unfortunately, these low sales pull the averages down. And they can still be used in comps AND used by Buyers to negotiate the price of your home.
If you’re selling in Missionary Ridge in today’s Chattanooga Real Estate Market, you’re going to have to do far more than simply list your home on the Multiple Listing Service. A full detailed Marketing Plan will need to accompany every sale and data will need to be used to fully justify your price.
