Chattanooga Realtor – Broker Thyra DeCicco -Love Where You Live Realty – offers important steps for getting your home Market Ready.
When preparing your home to sell in the Chattanooga Tennessee area, it’s difficult to know what’s most important and what will have the biggest impact. These 5 Tips will help you get your home in Market-Ready Condition:
1)Declutter – Probably one of the most advantageous things you can do is to declutter your home. Put every non-essential item away. Pre-pack if necessary removing items you won’t be needing and be sure to remove all of those personal photos. When preparing a home to sell, personal photos have a negative impact on Buyers. They see you living in your home so it’s harder to see themselves living there. So removing personal items – particularly family photos is very important.
2)Clean – Yes aim for spotless. I know it’s a hefty aspirational goal but it’s an important one. Seeing a home in sparkly condition not only presents well but subtly communicates to a Buyer the home is well taken care of.
3)Minor Repairs – Take care of basic items that just aren’t working and/or are broken. I recently went into a home that was listed for top dollar. One of the back windows was shattered and the tile floor in the master bathroom was cracked. If you want top dollar than make those repairs. Again, you want to be sure a Buyer knows the home is well-maintained. Seeing broken and cracked items sends the wrong and the home I just mentioned above has since has gone through multiple price reductions.
4)Upgrades – There are opportunities where small upgrades and improvements can have a big impact. If you have black or white appliances upgrade to stainless. Upgrade light fixtures and kitchen hardware. Paint if necessary. These small improvements can elevate the look and feel of your home providing a big return without remodeling.
5)Enhancing Your Curb Appeal – Make sure any entry way is well-maintained. Plant flowers. Provide inviting landscaping. Again, make any repairs that would negatively impact a Buyer’s first impression. When a Buyer first arrives that first impression is very very important and will impact how they approach the rest of the tour of your home.
